San Carlos Real Estate Market Update, June 2026
As we approach the middle of 2026, the real estate market in San Carlos continues to present a mixed picture.
Total sales volume through May amounted to $16.2 million dollars, an increase of 7.7% compared to the same period last year. However, that increase does not tell the whole story. While the dollar volume has improved, the number of transactions decreased from 45 to 40 sales, a decline of 11%.
Single-family homes continue to account for the bulk of market activity. The sales volume for homes is higher than last year, although the number of homes sold has declined slightly. Several higher-priced properties changed hands during the first five months of the year, contributing significantly to the total sales volume in dollars. While average sales prices have risen, the median sales price of homes so far this year is approximately $$275,000, which more accurately reflects the point at which most buyers and sellers are reaching agreement in the current market.
The condominium segment continues to face challenges. Resale condominiums continue to compete with a growing supply of newly built units entering the market. As a result, sales volume, the number of transactions, and average condo sale prices remain below last year’s levels. This trend has been developing for some time and reflects the options currently available to buyers, rather than a lack of interest in owning a condo.
Land has been one of the market’s strongest performers so far this year. Both sales volume and the number of transactions have improved compared to 2025, suggesting sustained interest from buyers who plan to build in the future or who are looking to secure a plot of land as a long-term investment.
For both buyers and sellers, the current market continues to reward realistic pricing and patience. Buyers have more options than they did several years ago and are taking the time to carefully compare properties before making decisions. Well-priced properties continue to attract attention, while those that come on the market above current expectations often require price adjustments before finding a buyer.
As always, the real estate market in San Carlos is not a single market but rather several distinct markets. Single-family homes, condos, lots, and luxury properties are each influenced by different factors. Understanding these differences remains key to interpreting market activity and making well-informed real estate decisions.
