San Carlos Real Estate Market Update April 2026
Today's market requires context
Closed sales are down 23% compared to the same period last year, while total reported dollar volume for homes is up 14.6%. Both of these figures are correct. However, neither alone reflects actual market performance.
A single home sale of $$2.4 million represents nearly one-third of all dollar volume within the residential category so far this year. Its impact is significant and should be considered when interpreting the data.
This transaction also has a significant impact on the average price. Average home prices are reported approximately 66% higher than last year. Excluding the sale of $2.4 million, the adjusted average price is approximately $425,797. While still higher than 2025, this figure more accurately reflects current market conditions.
The median price provides a clearer measure. The median home price for the first quarter of 2026 is $300,000, indicating where the majority of transactions are concentrated.
Condo sales continue to lag, not only compared to 2025-which was already a weaker year-but also versus 2024. However, the resale market does not represent the entire condo picture. Several new developments are active and appear to be absorbing some of the buyer demand that would otherwise be reflected in resale activity.
Land sales remain limited, although slightly above last year. In a market of this size, small changes in the number of transactions can influence year-over-year comparisons without necessarily indicating a significant change.
However, there is recent activity worth noting.
In March, 7 homes, 3 condominiums and 1 lot went into contract. These transactions are expected to close in the coming months and provide a more immediate signal of the level of buyer participation than closed sales alone.
The market reflects selective participation, price sensitivity and the influence of both high-value transactions and new construction competition.
At the same time, activity outside the resale market continues to develop in ways that point to a longer-term view.

At the same time, activity beyond the resale market continues to evolve in ways that reflect a long-term positioning strategy.
Ongoing Infrastructure Coordination
Following the February 17 meeting, work continues on the formal establishment of COPRODESA S.C. (Comisión Pro-Desarrollo Sustentable del Agua S.C.), the civil association aimed at coordinating water and sanitation solutions between private developers and the different levels of government.
The formation of an organization of this nature is not immediate. It requires legal structure, definition of participation and alignment with the regulatory framework of the state of Sonora. That said, progress seems intentional. Participants are moving forward within the realities of the administrative process, with a clear understanding that infrastructure planning must precede larger scale developments.
Although still in formation, this reflects an ongoing coordinated effort rather than an isolated event.
Follow-up: Norton Consulting activity
Subsequent to the initial February conversation, Norton Consulting initiated a follow-up request for more information on established residential communities, with particular emphasis on private, access-controlled developments on the west side of Tetakawi, including the Caracol area.
No specific development plan was presented. The conversation remains at an exploratory stage.
The line of questioning suggests a possible orientation toward residential products aimed primarily at the Mexican market. When approached directly, the response remained noncommittal.
It is important to recognize that the east side of Tetakawi continues to host a significant base of foreign owners, both permanent residents and seasonal owners. This segment remains a consistent component of the San Carlos market and is part of the overall demand profile.
At this stage, the activity seems to focus on information gathering rather than on the indication of a defined project or schedule.
