For decades, most real estate transactions in Mexico—especially along the Sea of Cortez—have been conducted in cash. This remains the most common method for foreign buyers today. However, a small number of financial institutions are gradually beginning to offer cross-border and Mexico-based mortgage programs that make financing possible in specific cases.

A Slowly Growing Market

While cash remains king, the concept of financing property purchases in Mexico is gaining traction. Several institutions are now offering limited programs designed for foreigners:

MoXi Mortgage International – Provides long-term, fixed-rate loans in U.S. dollars for U.S. citizens purchasing property in Mexico. Borrowers apply using U.S. financial documentation, and the loan may be secured through a fideicomiso, the bank trust structure required for foreign ownership within the restricted zone.

MEXLend – A national mortgage broker that represents multiple lenders and offers programs for both U.S. and Canadian buyers, as well as Mexican nationals. MEXLend arranges peso-and dollar-denominated loans and can source lender options suited to each client’s residency status and financial profile.

HIR Casa – A Mexican financial institution that offers shorter-term installment financing, generally up to ten years. These loans are peso-based and available to both Mexican and foreign clients, including Canadians.

Financing by the Developer or Seller – In some cases, developers or individual sellers provide private financing for qualified buyers, often structured over short terms with larger down payments. These arrangements are negotiated case by case and require careful legal documentation through a notario público.

Several digital lenders, including Yave, have recently paused new applications from foreign buyers, although they continue to honor existing commitments.

Rates and Conditions

Interest rates depend on the loan currency, lender, and borrower profile. U.S.-dollar loans for qualified U.S. citizens generally range between 7 and 9 percent. Peso-denominated loans available to foreign buyers, including Canadians, typically range from 10 to 12 percent, with terms of 10 years or less. Because lender programs are still evolving, buyers should expect detailed documentation requirements and extended timelines for approval.

Closure in Mexico: A Careful and Regulated Process

Real estate transactions in Mexico involve several layers of verification and compliance. Every closing passes through a notario público, who ensures legal validity, tax clearance, and proper transfer of title.

Foreign ownership within 50 kilometers of the coast requires a fideicomiso (bank trust). Establishing or assigning this trust can take several weeks, as it involves coordination between the buyer, the seller, the fiduciary bank, and the notario.

Additional steps—such as anti-money-laundering compliance, NOM-247 consumer protection, and proof of lawful fund sources—make the process deliberate by design. Buyers should plan for a closing timeline measured in weeks or months, not days.
